Minimum Standards
Appraisals prepared by Lampe, Roy & Associates, Inc. are all prepared to the appropriate edition of the Uniform Standards of Professional Appraisal Practice (USPAP) as adopted by the Appraisal Standards Board of the Appraisal Foundation, the State of Florida and the Appraisal Institute. Should the client have additional requirements, they will be incorporated into the report in such a as to meet both USPAP and the clients requests.
Quality Control
Quality control is ensured throughout the appraisal process. It begins with a meeting between the appraiser assigned to the property to discuss the subject, any unusual aspects of the assignment, formulate a list of the information to be gathered and the appropriate approaches to value. During the assignment, status meetings are held on a daily basis to ensure an orderly process and to address any unexpected issues that may arise. In the latter case, the client is informed as soon as possible to assist them in their planning as well. Data analysis is assisted by several spreadsheet designed and built by our office to ensure accuracy. Word processing also uses templates designed by our office to meet the client’s needs and requirements. This ensures consistent formatting and speeds the appraisal process. Reports are dictated by the appraisers and proofed by them as well as their assistant. Once this has been completed the report is sent to the principal appraiser and proofed and any additional information that may be required is gathered. The report is then printed and proofed again by the assistant, appraiser and principal and the report sent to the client. In the event that the client requests additional clarification or information, these are handled as expeditiously as possible in order to properly address the request.
